Residential Condensing Boilers Greater Vancouver | Install
ROMA Heating & Cooling installs and services residential condensing boilers throughout Greater Vancouver. A modern condensing boiler is the most efficient natural gas heating option available — delivering up to 98% AFUE efficiency vs. 60–70% for older atmospheric boilers. ROMA Heating & Cooling has been Greater Vancouver’s trusted HVAC contractor since 1999. We’re TSBC-licensed, fully insured, and rated 4.8★ by over 158 verified customers.
What Is a Condensing Boiler?
A condensing boiler recovers heat from the exhaust gases that would otherwise be lost up the flue in a conventional boiler. By cooling the flue gases below the dew point (approximately 54°C), condensing boilers extract latent heat from water vapour in the exhaust — achieving efficiencies of 90–98% AFUE. The condensate (slightly acidic water) drains away through a condensate neutralizer.
Top Condensing Boiler Brands We Install
- Navien — most popular in BC; combi boilers and hydronic heating models; 97% AFUE
- Viessmann — German engineering; Vitodens series up to 98% AFUE
- NTI — Canadian-made; stainless heat exchanger; Trinity series up to 95% AFUE
- IBC Technologies — BC-made condensing boilers; excellent Canadian cold-weather performance
- Rinnai — known for tankless water heaters; their boiler line is equally reliable
- Weil-McLain — Ultra series condensing boilers; strong warranty

- Is a condensing boiler worth the upgrade cost in Greater Vancouver?
- Most definitely. Replacing a 65% AFUE atmospheric boiler with a 95% AFUE condensing boiler reduces gas consumption by approximately 30%. On a typical Greater Vancouver home spending $1,800/year on heating, that’s $540/year in savings. At a typical installation cost of $5,000–$8,000 (after rebates), payback is 7–15 years — plus a modern warranty and far better reliability.
- What maintenance does a condensing boiler require?
- Condensing boilers require annual professional service including combustion analysis, heat exchanger inspection and cleaning, condensate neutralizer check, expansion vessel check, and safety controls test. Unlike atmospheric boilers, condensing boilers can suffer scale buildup in the stainless heat exchanger if not annually serviced — especially in areas with harder water.
- Can my existing hydronic system work with a new condensing boiler?
- Yes — in most cases, your existing hydronic distribution (radiators, baseboard heaters, or radiant floor) can be connected to a new condensing boiler. Condensing boilers perform best at lower water temperatures, which means systems with radiant floor heating extract more of the efficiency benefit. ROMA assesses compatibility during a pre-installation site visit.
- How long do residential condensing boilers last?
- Modern condensing boilers have a typical service life of 15–20 years with annual maintenance. Stainless steel heat exchanger models (Viessmann, NTI, IBC) tend to have longer lifespans than aluminum heat exchanger models. All major brands we install carry 10+ year heat exchanger warranties.
- What is the difference between a combi boiler and a regular condensing boiler?
- A combination (combi) boiler provides both space heating and domestic hot water from a single unit. A standard condensing boiler provides space heating only — a separate water heater is needed for domestic hot water. Combi boilers (like the Navien NCB series) are ideal for smaller homes; larger homes with higher hot water demand often benefit from separate dedicated appliances.
