An HVAC and gas inspection is a documented safety and condition check of every gas appliance in a home, along with its venting, the gas piping that feeds it and the carbon monoxide risk around it. A tune-up, by contrast, cleans and adjusts one appliance so it runs well. If you are heading into winter, buying or selling a home, starting a new tenancy, managing a strata building or recovering from a carbon monoxide alarm, an inspection tells you what you have, whether it is safe, and what needs attention, in writing. ROMA Heating & Cooling has been inspecting and servicing heating systems across Greater Vancouver since 1999, and every inspection is carried out under our Technical Safety BC gas contractor licence (Gas LGA0202903).
Safety first: if you smell gas, leave the home right away, then call FortisBC's emergency line and 911 from outside. Do not use switches or phones indoors. If a carbon monoxide alarm sounds, or anyone has headaches, dizziness, nausea or unusual drowsiness, get everyone out and call 911. What is an HVAC and gas inspection, and how is it different from a tune-up?
People use the terms interchangeably, but they answer different questions. A tune-up asks, "Is this appliance running as well as it can?" An inspection asks, "Is everything gas-fired in this home safe, correctly installed and in reasonable condition, and what should I plan for?"

The two work well together. Many homeowners start with an inspection to get a clear picture, then move onto a regular maintenance plan for the appliances they keep.
Who needs a heating and gas inspection, and when?
We most often inspect homes in these situations:
- Before winter. A pre-season check finds worn parts, venting problems and gas leaks before the first cold week, when every contractor in the Lower Mainland is busiest.
- Buying a home. Especially older homes, homes with basement suites, or homes where the furnace, boiler or water heater is clearly not new.
- Selling a home. A recent inspection with a clean report, or with issues already addressed, removes a common negotiating point.
- Starting a new tenancy. Landlords use inspections between tenants to document the condition of heating and gas appliances.
- Strata buildings. Councils and property managers schedule building-wide programs for fireplaces, in-suite appliances and central plant.
- After a carbon monoxide alarm. Once emergency services or FortisBC have made the home safe, an inspection helps identify the source before appliances go back into regular use.
- After a renovation. Construction dust, new air sealing, enclosed mechanical rooms and moved walls can all affect combustion air, venting and airflow.
- When someone asks for documentation. Sometimes an insurer, lender or strata asks a homeowner for records of the heating system. Ask them exactly what they need, and we will tell you whether our report covers it.
- After a long vacancy or water damage. Appliances that have sat unused, or been exposed to water, should be checked before they are relied on.
What does ROMA check during an inspection?
We inspect every gas appliance we can safely access, plus the systems that connect them. The exact checks depend on what is in the home, but a full inspection typically covers the following.
Furnace
- Gas leak testing at the valve and connections, and CO testing at the flue and in the room
- Burner condition, flame appearance and combustion analysis
- Heat exchanger inspection as far as the design allows
- Safety controls, limits, inducer and pressure switch operation
- Filter, blower, condensate drainage and temperature rise

- Combustion testing, burner and ignition checks
- System pressure, expansion tank and relief valve condition
- Circulator pumps, zone valves and controls
- Visible leaks, corrosion and signs of sludge in the system water

Airflow, controls and other equipment
We also look at thermostats, filters, visible ductwork and return air, and note the general condition of any heat pump, air conditioner or HRV/ERV on the property.
What do I receive after an inspection?
You receive a written report, not a quick verbal summary at the door. It lists each appliance we inspected with its brand, approximate age where the data plate allows us to estimate it, and what we found. Findings are grouped into three levels so you can see what matters most:
- Safety concerns that need attention before the appliance is used normally.
- Recommended repairs that are not immediate hazards but should be addressed.
- Maintenance and planning notes, such as appliances approaching the end of their service life or items to watch.
Photos are included where they help. If repairs are recommended, you receive a written flat-rate price for each item, and you are under no obligation to have ROMA do the work. If we find a condition that is an immediate hazard, gas safety rules may require us to shut the appliance off and label it until it is repaired. When that happens, we explain exactly why, in plain language, before we leave.
How is a pre-purchase HVAC inspection different from a home inspection?
A general home inspector plays an important role, and we recommend using one. But a home inspection is a broad visual survey of the whole house, from roof to foundation, and home inspectors typically do not open sealed appliance compartments, perform combustion testing or carry out gas leak testing. A licensed gas contractor does.

For buyers, timing matters. Book the gas and HVAC inspection within your subject-removal period, with the seller's permission for access. What are a BC landlord's responsibilities for heating and gas appliances?
This is general information, not legal advice. BC's residential tenancy rules generally expect landlords to maintain rental property in a state of repair that meets health, safety and housing standards, and heat and safe gas appliances are central to that. The Residential Tenancy Branch and your local municipality are the authorities to check for specific obligations.
In practice, many landlords choose to have gas appliances inspected and serviced annually and between tenancies, keep the reports on file, make sure CO alarms are in place, and respond promptly when tenants report a gas smell, an alarm or a heating failure. Where one furnace serves both a main home and a suite, that arrangement deserves particular attention. A documented inspection protects your tenants, your property and your records.
How do strata inspection programs work?
Strata buildings often have dozens of gas fireplaces, in-suite furnaces or water heaters, and sometimes a central boiler plant. Which items the strata corporation is responsible for, and which fall to individual owners, depends on the bylaws. We help councils and property managers run organized programs:

What warning signs mean I should book an inspection now?
Some situations should not wait for the pre-winter visit. Book an inspection promptly if you notice any of the following:
- Burner flames that look lazy, yellow or wavering on a furnace, water heater, range or fireplace that normally burns with a steady blue flame.
- Soot, scorch marks or discolouration around a draft hood, vent connector, fireplace opening or appliance cabinet.
- A pilot light that keeps going out, or an appliance that repeatedly shuts down and restarts.
- Stale, stuffy or unusual odours when a heating appliance runs, or heavy condensation on windows in the room where it sits.
- Headaches, tiredness or nausea that ease when you leave the house. If this is happening, treat it as a possible carbon monoxide problem: get everyone outside and call 911 first.
- Rust, water or corrosion at the base of a water heater, around a boiler or under a high-efficiency furnace.
- Changes you did not make, such as a vent pipe that has come apart, an exterior vent that has been boxed in by a new deck, or an appliance enclosed during a renovation.

Why does carbon monoxide deserve so much attention in Lower Mainland homes?
Carbon monoxide has no colour and no smell, and it is produced when fuel does not burn completely. Several features common to Greater Vancouver housing make careful venting and combustion checks especially worthwhile. Many homes have been renovated to be much more airtight than when their heating was installed, which can change how older appliances draw combustion air and how well they draft. Basement suites often place a furnace or water heater a few steps from a bedroom. Attached garages, enclosed mechanical closets and shared chimneys add to the picture. And when a furnace is replaced with a high-efficiency unit that vents through the wall, a gas water heater can be left alone on a chimney that was sized for two appliances, which may affect how it drafts.
None of this means a home is unsafe. It means the combination of appliance, venting and house deserves to be tested rather than assumed. Working CO alarms near sleeping areas are an essential backup, and an inspection is the way to find a problem before an alarm has to.
Can an inspection help me plan and budget for replacements?
Yes, and for many homeowners and strata councils that is its most practical value. A written inspection shows which appliances are in good condition, which are showing their age, and which have parts that are becoming harder to source. That lets you plan a furnace, boiler or water heater replacement for a convenient time, collect estimates without pressure and consider options such as financing, instead of making a rushed decision during a cold snap. How often should gas appliances be inspected?
Annually is the sensible baseline for gas appliances in a home, and most manufacturers call for yearly service. Fireplaces that are used heavily and older appliances deserve especially consistent attention.

How long does an HVAC and gas inspection take?
It depends on the number and type of appliances. A home with a furnace and a water heater takes far less time than a house with a boiler, a fireplace, a suite and several gas connections. When you book, tell us what is in the home and we will give you a realistic time window, so you or your agent can plan access and be available for the walkthrough.
Is a gas inspection the same as a furnace tune-up?
No. A tune-up cleans and adjusts a single appliance so it runs well. A gas inspection looks at every gas appliance, the gas piping, the venting and the carbon monoxide risk throughout the home, and produces a written report with prioritized findings. Many homeowners do both: an inspection when they need a full picture, and annual maintenance on the appliances they keep.
Should I get a gas and HVAC inspection before buying a house in BC?
It is a smart step, especially for older homes, homes with suites, or homes with a boiler. A general home inspector surveys the whole house visually, while a licensed gas contractor performs gas leak, combustion and carbon monoxide testing. Book it within your subject-removal period with the seller's permission, and ask for maintenance records and permit history for past installations.
What should I do after my carbon monoxide alarm goes off?
Get everyone out of the home immediately and call 911 from outside. Do not go back in until emergency services say it is safe. Once the home has been cleared, book an inspection before gas appliances go back into regular use, so the source can be identified and fixed. Replace the alarm if it has reached the end of its service life.
Do you inspect gas fireplaces?
Yes. We check the pilot and burner, glass and gasket condition, venting and exterior termination, controls and safety shut-off, and look for signs of soot, spillage or overheating. Fireplaces are often used for years without service, and their venting can be affected by renovations, landscaping and debris. They are included in our whole-home inspections and in strata inspection programs.
Will you fix problems during the inspection?
We report first and price second. If we find a problem, we explain it and give you a written flat-rate price, and nothing proceeds until you approve it. Some simple items can be handled during the same visit if you agree. If we find an immediate hazard, gas safety rules may require us to shut the appliance off and label it until it is repaired.
Does a landlord in BC have to have gas appliances inspected?
