Quick answer: ROMA installs condensing gas boilers across Delta, adapting each job to the house: split-level layouts in North Delta, ground-level mechanical rooms in Ladner and wind-exposed vents in Tsawwassen. Every install includes sizing, venting and condensate planning, a TSBC gas permit (Gas LGA0202903), flushing and commissioning. Free estimates at (604) 704-0300. Ask anyone from Delta where they live and they’ll name a community, not the municipality. North Delta climbs the bluff above the Fraser with rows of 1960s to 1980s split-levels. Ladner is a flat, river-edge village with character homes and farm properties. Tsawwassen sits out on the peninsula, taking the full force of winter winds off the water. A condensing gas boiler suits homes in all three, but the installation details change from one community to the next. ROMA Heating & Cooling has worked across Delta since 1999, and this page explains how we adapt.

Gas safety applies everywhere: if you notice a gas smell, get everyone outside without flipping switches, then call FortisBC’s emergency line and 911. A carbon monoxide alarm, or symptoms such as headaches and nausea, means leave the house and call 911.

The appeal is efficiency and control. A condensing boiler captures heat that a conventional unit loses up the flue, by cooling the exhaust until its water vapour condenses. It also modulates its flame to match demand, so it doesn’t cycle on and off at full output. The result is steadier comfort and less wasted gas. Because the exhaust is cool, the boiler vents through plastic pipe instead of a chimney, which opens up more placement options inside the home.

How does the approach differ across Delta’s communities?

CommunityTypical homeMain installation considerations
North Delta1960s–80s split-level with baseboard or radiator heatVent routing through split levels, chimney left behind, sludge in older loops
LadnerVillage character home or farm propertyGround-level mechanical rooms, condensate drainage without a basement drain, long runs
Tsawwassen1970s–90s family home or newer townhomeWind-exposed vent terminations, salt air corrosion, strata approvals

What does a North Delta split-level need?

Split-levels often put the boiler in a lower-level utility room with the old chimney running up through the house. When a condensing boiler replaces a chimney-vented unit, the new plastic vent usually exits through the nearest suitable exterior wall, but split-level rooflines and decks can make finding a spot with proper clearances tricky. If a water heater still vents into the chimney, it may need a liner or its own venting once the boiler leaves. Heating loops in these homes have typically run for decades and hold plenty of magnetite sludge, which we flush out before connecting the new boiler.

What about Ladner’s flat, damp ground?

Without deep basements, Ladner boilers often live in garages or ground-level utility rooms. That affects condensate drainage, because there may be no floor drain low enough to receive it by gravity, so a small condensate pump is often needed. Damp conditions also argue for mounting the boiler on the wall, clear of the floor, and keeping electrical connections protected. On farm properties, long piping runs to additions or outbuildings may need extra attention to zoning and insulation.

And wind-exposed Tsawwassen?

Strong winds off Boundary Bay and the Strait can affect how a sealed-combustion boiler breathes. We place vent terminations on the more sheltered side of the house where possible, keep them away from corners where wind accelerates, and use manufacturer-approved termination kits suited to exposed locations. Salt air calls for protecting exterior components and keeping the mechanical space ventilated. In townhome complexes, the strata usually needs to approve any new exterior penetration, and we provide written details for that application.

What does the site survey cover?

  • Heat-loss sizing for your specific home, not a copy of the old boiler’s rating.
  • Your radiators, baseboards or floor loops and how cool they can run.
  • Vent and intake routes with required clearances.
  • Condensate drainage and neutralization.
  • Gas supply capacity for the boiler and other appliances.
  • Hot water: combi, indirect tank or separate heater.
  • Access for removal and installation.

What happens on installation day?

We pull the Technical Safety BC gas permit ahead of time. On the day, the crew protects floors and access routes, isolates gas and power, drains the old system and removes the boiler. The heating loop is flushed and a magnetic dirt separator is installed. The new boiler is mounted, piped with correct separation, vented, connected to gas and wired to its controls and outdoor temperature sensor.

How is the system commissioned?

After filling and purging the loop, we leak-test the gas piping and confirm supply pressure. A combustion analysis confirms the burner is performing as designed. We test safety controls, inspect the vent and intake, and check carbon monoxide at the appliance and in the room. The outdoor reset curve is set so the boiler condenses as often as possible, and each zone is tested. We finish with a walkthrough and help with warranty registration. For more on our wider approach, see heating installation.

What influences the cost?

The boiler’s size and type, venting complexity, chimney or water heater work, condensate pumps, piping changes, gas line needs, strata requirements and the condition of the existing loop all play a part. We don’t publish prices; instead you receive a free, written, flat-rate estimate after the survey. Financing is available on approved credit.

Should the water heater change at the same time?

It’s worth considering. Many Delta homes have a separate gas tank water heater that’s roughly as old as the boiler. Replacing both at once lets you choose the best combination: a combi boiler that handles heat and hot water in one compact unit, a system boiler feeding an indirect tank, or a new boiler alongside a new standalone heater. An indirect tank, for example, is heated by the boiler through a coil, so it has no burner or flue of its own. If the old water heater shared the chimney with the boiler, changing both together also solves the orphaned-chimney issue neatly. We’ll lay out the options side by side in the estimate.

What changes for you after installation?

You’ll have quieter, steadier heat and more usable space where the old boiler stood. A faint vapour plume from the vent on cold days is normal. An annual service keeps combustion clean, checks the condensate system and empties the magnetic separator.

Frequently Asked Questions

Does ROMA install condensing boilers in all parts of Delta?

Yes. We install in North Delta, Ladner and Tsawwassen, adapting each project to the home. Split-levels, ground-level mechanical rooms and wind-exposed sites all need slightly different planning, which we handle during the site survey and include in the written estimate.

Where will the vent go on my North Delta split-level?

Usually through the nearest exterior wall that meets required clearances from windows, doors, decks and the gas meter. Split-level rooflines can limit options, so we look carefully during the survey. We’ll show you the proposed location and explain why before installation, and we’ll mark it on the wall so there are no surprises on the day.

Why might a Ladner home need a condensate pump?

Many Ladner homes have boilers in garages or ground-level rooms without a floor drain low enough for gravity drainage. A small condensate pump lifts the mildly acidic condensate, after it passes through a neutralizer, to a suitable drain. It’s a common and reliable solution.

Can wind in Tsawwassen affect a new condensing boiler?

Strong gusts can disrupt a sealed-combustion boiler’s intake and exhaust if the termination is poorly placed. We choose sheltered locations where possible and use manufacturer-approved termination kits for exposed sites, which greatly reduces wind-related shutdowns.

Do I need strata approval for a condensing boiler in a Delta townhome?

Usually, if the vent penetrates an exterior wall or roof. We provide written details about the vent location and installation that you can include with your application to the strata council. Interior piping and the boiler swap itself typically fall under normal renovation rules, but check your bylaws.
