Why does system pressure matter so much?

A closed hydronic system should hold a fairly steady pressure. If you find yourself topping it up, water is going somewhere: a weeping relief valve, a leaking radiator valve, a failed expansion tank, or a pinhole somewhere in the piping. Low pressure can lock out modern boilers entirely; high pressure pushes the relief valve to open. We check pressure cold and at temperature, and trace any trend rather than just refilling.
What is magnetite, and doesn’t soft water prevent buildup?
Greater Vancouver has soft water, so mineral buildup is not the issue it is elsewhere. What we do see is magnetite — a black, fine sludge formed as steel and iron components corrode inside the closed loop — plus general sediment in older systems. Sludge settles in radiators, clogs narrow passages in modern heat exchangers, and makes pumps work harder. Signs include cold spots at the bottom of radiators, kettling or rumbling noises, and dark water when a bleed valve is opened. How is servicing a condensing boiler different from an older cast-iron one?
Condensing and combi boilers extract so much heat that the exhaust turns to water, so they have a condensate trap and drain that must stay clear, and their compact heat exchangers are less forgiving of sludge. Their controls and sensors are also more complex. Older cast-iron boilers are simpler and more tolerant but often run on original piping, radiator valves and expansion arrangements that deserve an honest check. Either way, the technician tailors the service to the equipment in front of them rather than running a generic list.
When should you book your boiler’s service?
Late summer and early fall are best, before the heating season starts and before the rush. If you own a combi boiler that also makes your domestic hot water, it works all year, so pick whatever month is easiest and keep to it. Book sooner if you notice:
- Pressure creeping down or needing regular top-ups.
- Water around the relief valve outlet or under the boiler.
- New banging, gurgling or kettling sounds.
- Radiators or floor zones that are slow to warm or stay cold at the bottom.
- The boiler locking out and needing a reset.
What should owners avoid doing themselves?
Bleeding a radiator with the right key is fine if you have done it before and the system pressure is then checked. Opening the boiler casing, adjusting the gas valve, changing controls or working on venting is not owner work. On combi boilers especially, please leave internal components alone.

Do strata and multi-unit boilers get the same service?
Larger boilers serving a strata building or rental property follow the same principles with more components: multiple pumps, larger expansion vessels, mixing valves and sometimes several boilers staged together.
